ve Maria Properties is the administrative portal and information base for various commercial property investment groups. The holdings are located primarily in California, and include both single and multi-tenant properties.

In general, the preferred type of investment property has been "Mom & Pop" / "Incubator Industrial". (i.e. multi-tenant-commercial/industrial shop type units w/roll-up doors). Usual tenants are independent tradesmen and small contractors.

However holdings do include other types of commercial property in various locations.

These include:

• Office Units (condominium and freestanding)

• Smaller strip retail shops

• And a few scattered undeveloped commercial raw land parcels

**Therefore we are not rigid as to buying only "incubator" industrial.

However, we are very focused on the penciling concept, i.e

1. Price should equal in the range of 100 times the monthly gross.

or

2. If not in that range currently, then it should be possible with some improvements, to increase rents to something close to that in the near future.

We understand that in recent years this has been a 100% sellers market, and that nothing in most areas of the country has even come close to "penciling". However, Ave Maria Properties is in for the long term, and we are not rigid about the location, when it makes economic sense.

With time the market always cycles; sometimes a buyer's market, sometimes a seller's, and sometimes fairly well balanced.

Certainly there will always be investments that make economic sense from time to time in the future.

**Please also note; we are always looking to acquire other commercial properties

with or without new partners, and are willing to buy into existing partnerships

and/or lease situations.
